A dashboard that runs your week
Lease endings, break options, rent reviews and fees due — flagged well before the date, for the whole team.
Proprietary Database — by Dopara
Your companies, assets, agreements and figures in one secure place your whole team can trust, with every key date on screen before it bites. We design it around how your firm works, build it, load your data and run it for you.
This page shows one we built — a Proprietary Database running a UK firm’s whole property portfolio today.
The problem it solves
Most firms run on a stack of spreadsheets — one for the companies, one for the money, another for the dates, and a lot of detail sitting in people’s inboxes. It works until someone’s off, a version goes stale, or a date that costs real money slips past. A proprietary database puts all of it in one place your whole team can trust.
The one we built
This is a real build, not a mock-up — a proprietary database we made for a UK commercial-property firm, in daily use today. Step through the screens your team would live in. Every name and figure below is invented for this walkthrough.
A real import, recorded in the product — demo data, not client data.
| Company | Asset | Agreement end | Rent p.a. |
|---|---|---|---|
| Northgate Holdings Ltd | Unit 4B, Kingsgate Break soon | Mar 2027 | £84,000 |
| Meadow Court Estates | Meadow Court | Sep 2029 | £52,500 |
| Riverside Logistics Ltd | Bay 2, Riverside 33 | Dec 2031 | £128,000 |
| Alderman & Co | Unit 12, Kingsgate Review due | Jun 2028 | £41,200 |
| Selby Trades Ltd | Unit 7, Canalside | Nov 2030 | £36,750 |
Open any record for its agreements, documents, financials and full contact history.
Every break, expiry, review and renewal flagged before it bites — the whole firm sees the same list.
Head leases, EPCs and guarantees kept on the record — private, opened via a secure link.
Across 42 companies and 68 assets the portfolio carries £4.8m of passing rent at 96% occupancy, with a 6.4-year WAULT. Income is well spread by lease expiry, the largest cluster falling in 2029. Passing rent sits about 8% below ERV, led by three under-rented industrial units at Kingsgate and Riverside. The single void at Meadow Court is under offer.
WAULT, income by lease expiry and reversionary potential — the numbers investors ask for, in a click.
Straight from the product
Four screens from the live system, exactly as a team sees them. Every name and figure is demo data.

The whole portfolio’s numbers and the dates that matter, the moment your team signs in.

Every property pinned and coloured your way — open a pin for the unit, the rent and the company behind it.

Head leases, EPCs and guarantees kept where they belong — on the company and the property.

The numbers investors ask for, generated from the records in a click.
What’s inside
The example on this page shows the shape — records, agreements, key dates, documents, a map and summaries. Yours is built around your own records and your own workflows.
Lease endings, break options, rent reviews and fees due — flagged well before the date, for the whole team.
Contacts, notes and a full contact history kept on the record — so nothing important lives in one inbox.
Every lease with its start, break, expiry and rent-review dates, on screen before they bite.
Rent and the figures you watch, recorded against each company and asset — so the trend is a glance, not a dig through old files.
Head leases, EPCs and guarantees on the company and the property — kept private, opened via a secure link.
Every property pinned, coloured and iconed your way — plus investor-ready summaries generated in a click.
It looks like your firm’s own system, because it is. Invite as many users as you need, set admin, editor or viewer roles, and remove leavers yourself.
Send the sheets you keep now and we clean, match and load them. Excel import and export are built in — the data stays yours.

Questions
Designing the database around how your firm works, building it, and loading your existing data. The £100 a month then covers hosting, backups, security, support and small changes. Larger new features are quoted before we build them.
Yes. Your firm gets its own separate database, so no other firm can see your records. And you can export everything to Excel at any time — the data stays yours.
Yes. Send us the spreadsheets you keep now and we clean them, match the records up, and load them for you, so you don’t retype anything. There’s a built-in Excel import for later changes too.
As many as your team needs — it’s your database. You manage your own team from inside it: invite people, set admin, editor or viewer roles, and remove leavers.
Yes. The system in the walkthrough is a Proprietary Database we built for a UK commercial-property firm, and they run their portfolio on it today. The walkthrough data is invented.
With a conversation, not a checkout. Tell us what your firm tracks, we come back with exactly what your build includes for the £7,000, and the scope is agreed in writing before you pay anything.
